Are house prices are set to rise by 3% in 2015? The media is telling us that house prices are set to rise by 3% this year. The question is where that may be good news for house sellers, probably for the majority of people it is not good news.
Home ownership has fallen to its lowest level for a quarter of a century as
soaring property prices have seen the number of people renting almost double.
More than a third of England's 14.3million homeowners are now aged 65 and over
as young people have been frozen off the property ladder.
Just 1.4million homeowners are aged between 25 and 34, the age group most
likely to be raising families, while 96,000 are aged between 16 and 24.
The overall number of homes lived in by owner-occupiers has fallen from 71 per
cent in 2003 to 65.2 per cent, the lowest level since 1987.

What is the Green Deal 2012? The Green Deal is a UK Government policy to reduce carbon emission.The purpose of The Green Deal is to encourage people to make their properties more energy efficient by such means as insulating roofs and walls, by using more efficient heating systems, installing PV Solar Panels and double glazing. The Green Deal scheme will allow property owners to take a loan out to pay for these improvments with the intention that it will be paid back via the cost savings made on their fuel bills.

Congratulations! We are pleased to announce that our energy assessors are fully compliant with the current government regulations and have just obtained the new qualification RDSAP 9.91 to enable them to continue producing Domestic EPC certificates using the new methodology.

RDSAP 9.91 Upskilling. The government body DCLG has announced that all domestic home energy assessors in England in Wales completing RDSAP Home EPCs will need to complete a mandatory top up exam should they need to keep lodging EPCs. Our domestic home energy assessors will be taking this top up exam before the April 2012 deadline

Government Announces HIP Packs Scrapped. It was
announced by the new Government this morning that Home Information Packs
(HIPs) have been suspended and are expected to shortly be abolished
all together! It states on the Government website that only the Energy
Performance Certificate EPC will now be required by home sellers.

NHER Publish Report on EPC non Compliance The NHER have contacted 108 commercial property agents about a specific property in England and Wales and found that only 19% actually had an Energy Performance Certificate (EPC) available. HOME INFORMATION PACK (HIPs). New Government legislation means that as from 6 April 2009, the Home Information Pack (HIP) must be completed BEFORE marketing the property. (ie before the estate agent for instance offers it for sale) . This means better information will be available from the first day a property is put on the market.

HOME INFORMATION PACK (HIPs). Further improvements are made to the Home Information Pack so that more information is available to buyers. These are the introduction of the new Property Information Questionnaire (PIQ), the enforcement of the first day marketing instruction and that all property searches done by either local authority or a search company, must be completed with no gaps in the data covered by the insurance.

COMMERCIAL ENERGY PERFORMANCE CERTIFICATES (EPC). We have just been informed that with effect from 1st April 2009, Trading Standards teams across the country will be getting ready to enforce EPC/EPCs regulations. This means that local councils may issue fines of up to £5000 if they discover commercial properties for sale or rent without a Commercial EPC.
